The Sunset Islands 1 & 2 Guardhouse (Guardhouse) located at 1356 W 29 Street is within the W 29 Street right of way. The Guardhouse services the Sunset Islands 1 & 2 community.
As part of the City’s FY14/15 Capital Budget, the Mayor and City Commission appropriated funding in the amount of $200,000 for the design, permitting, demolition of the existing Guard House, construction of a Guardhouse in the center of the entrance road, with road widening and new gates. Due to the historic nature of the existing Guardhouse, it could not be demolished. Therefore, the Sunset Islands 1 & 2 Home Owner’s Association (HOA) requested modifications to the original scope of work.
The new scope consists of renovation to the existing Guardhouse, including the restroom, cooling system, lighting, roof and the construction of a new Guardhouse Kiosk in the center of the entrance road (W 29 Street) including widening of the existing median, hardscape improvements and brick pavers, conduits for the security system, new security gates, landscaping and irrigation system.
A portion of the project’s funding has been encumbered for the design, construction administration and fees. The design of the modified project is depicted in the concept plan (Attachment A). The construction cost estimate, including contingency, is approximately $462,000. The City’s current available funding in the amount of $104,000 is insufficient to fund the construction of the HOA modified Project. The HOA has agreed to fund the deficit of approximately $358,000, in an effort to collaborate with the City and facilitate the construction of this Project.
Staff is working on a financial agreement with the HOA.
