On July 26, 2017 the City Commission approved a five-year lease with North Beach Yard LLC, the proponent of the North Beach Yard (NBY). The NBY is inspired by the Wynwood Yard and will serve as a community hub and a culinary incubator in North Beach by activating one of the West Lots located at 8100-8140 Collins Avenue.
Andres Duany, a partner at the urban design firm DPZ, will be presenting the design elements of the NBY to the new City Commission. North Beach Yard, LLC is submitting the DPZ site plan to the Design Review Board on May 1, 2018. Pursuant to the City's land development regulations, a traffic study is required for all applications within the City's Transportation Concurrency Management Areas (TCMA's) for all new development projects exceeding 5,000 gross square feet.
I ask for the City's Transportation Department to coordinate the review of the study through one of its traffic engineering consultants on rotation in an effort to expedite the traffic study process for this application and to cover associated costs.
