I recently received information from the Planning Department with respect to existing workforce housing projects that are being developed in the City. The pending projects and the number of units for each project are below:
22 units - 1144 Marseille Dr (Affordable)
20 units - 1158 Marseille Dr (Elderly Affordable)
49 units - 185 S Shore Dr (Elderly Affordable)
70 units - 280 S Shore Dr (Elderly Affordable)
80 units + 32 bed dormitory for Miami City Ballet - 224 23rd St (Collins Park Workforce)
60 units – 1960 Normandy Drive (approved by DRB 09/2022)
While each of the above projects has submitted building permit plans for review, building permits have not yet been issued and construction has not commenced.
As part of the discussion of a Transfer of Development Rights (TDR) Program at the March 27, 2023 City Commission meeting, I would like for the Administration to provide additional information as to status of these projects, estimated time for completion (if that information is available), what the projects will look like (if renderings are available), and whether there are any other affordable or workforce projects that the City anticipates will be developed in the near future.
If the City Commission desires to develop a TDR program for the voters’ consideration, I believe this information will be helpful to our discussions, as such information could help the Commission determine the location, if any, where additional workforce housing is needed, and what the overall scope of any TDR program should look like.
