SUBJECT:DISCUSS RELOCATION OF SOUTH FLORIDA SENIORS IN ACTION FROM SOUTH SHORE COMMUNITY CENTER TO THE ANCHOR SHOPS.

RECOMMENDATION

I would like to have a discussion with my colleagues regarding the contemplated relocation of South Florida Seniors in Action (“SFSA”) from the South Shore Community Center (“SSCC”) to City-owned space at the Anchor Shops.

 

SFSA is a non-profit agency that provides services to the elderly community in Miami Beach, including:

•           DCF - Access Community Partner (assist with identifying local assistance programs)

•           Miami-Dade County Low-Income Home Energy Assistance Program

•           Low-Income / Subsidized Housing Programs - District 5 Miami-Dade County

•           Miami-Dade Health Department - COVID Booster/Flu Vaccines

•           Golden Pass - District 5

•           Homeless Trust Community Resource  (Housing Voucher Advising)

•           Healthcare - Medicare/Social Security Advising

 

SFSA has been a tenant at the SSCC since 2018 occupying a 142 square foot space.  In light of the new Fire Station No. 1 project slated to be built at the SSCC site, the Asset Management Division of the Facilities and Fleet Management Department has proposed an alternate City-owned space at the Anchor Shops and Garage located at 100 16th Street (the “Anchor Shops”).  Unit #5 at the Anchor Shops consists of approximately 400 square feet, which is substantially larger than SFSA’s current premises.  The space is a retail space, so it will require some improvements by the Facilities and Fleet Department to convert to office use.  The economic terms of the proposed new lease agreement for SFSA will be the same as those in SFSA’s current lease agreement for its space at the SSCC (i.e., $1.00 per year plus pro rata share of operating expenses).  The term of the agreement would be three (3) years or until such time as the City secures an alternate location (i.e., office space at another City building) to enable the City to lease Unit #5 as a retail space.

 

The Administration has expressed its desire to find reasonable accommodations for its community partners that have been operating out of the South Shore Community Center, including SFSA.  SFSA has expressed a favorable review of the new space at the Anchor Shops.

 

The Director of the Facilities and Fleet Department should be prepared to participate in this discussion.
