A referral to the Finance & Citywide Projects Committee for consideration of the sale of Parking Lot 84 located at 6950 Harding Avenue to Integra Real Estate, LLC and to negotiate a purchase and sale agreement so that the City will obtain fair market value. Also, a referral to the Land Use & Development Committee for consideration of the sale of Parking Lot 84 located at 6950 Harding Avenue to Integra Real Estate, LLC to consider the necessary rezoning of Parking Lot 84 from GU (Government Use) to TC-C and an amendment of the future land use map designation of Parking Lot 84 from P (Parking) to TC-C.
The Parking Lot 84 property is situated within the Town Center of North Beach and as a 53-space surface parking lot, it is underutilized compared to the intended development pattern contemplated by PlanNOBE and the surrounding TC-C zoning district regulations. Surface parking lots are also not conducive to pedestrian activity. Also, the Parking Lot 84 property is too small to be effectively redeveloped on its own.
By selling the Parking Lot 84 property to Integra Real Estate, LLC, who has assembled several adjacent parcels of land, the Parking Lot 84 property could be incorporated into a mixed-use project thereby facilitating the revitalization of the Town Center while the City may be able to obtain fair market value for the Parking Lot 84 property.
